Clevedon

Clevedon lifestyle blocks carry real infrastructure requirements that shape the programme and the budget. Tank water, onsite wastewater treatment, stormwater management, and power supply from the road boundary all needed to be scoped and resolved before structural framing could start. We coordinated these with the civil designer and the relevant trades to keep the programme moving.

The pavilion form sits across the site contours. Foundation design on a sloped Clevedon site required geotechnical input, and the earthworks programme was staged to avoid exposing ground over winter. Closing out earthworks before the first wet weather period saved the programme several weeks and kept the structural sequence clean.

The project was managed through Auckland Council consent and built stage by stage, with documentation and cost reporting at each close-out. Rural builds reward programme discipline. Supply runs are longer and delays compound faster than in town.
