W O Flatz Construction is an Auckland residential building company founded in 1993 by Wallace Flatz. Over thirty years the practice has built new homes, restored villas, extended character homes, and completed large residential projects for architects and homeowners across the city. Hunter Flatz leads the business alongside Wallace today.
How the practice started
The first decade was general residential work. Alterations and additions. New bathrooms, kitchens, garages. The work that teaches you what a house is before you start building them from scratch.
The villa work came later and grew steadily. Auckland's character homes were being bought by owners who wanted them restored and extended. Those jobs suited us. An old villa has a history in its framing. The timber has moved over a hundred years. The piles have settled unevenly. Floor levels drift. We read the structure before we change it, and we do not close anything up until we understand what is behind it.
That work built relationships with architects. Architects doing character and heritage work know what a careful builder looks like. They referred us to other architects. Over the following decade the work shifted toward new builds with named architects, large extensions, and restorations where the tolerance for getting it wrong was zero.
Villa and character home work in Auckland
Villa and character home renovation is a core part of what W O Flatz Construction does. The work spans full gut renovations, heritage restorations, and extensions that join new structure to a hundred year old frame. We have done this across central Auckland, the inner suburbs, and the outer east.
On character work the due diligence happens before a wall comes down. We read the existing framing, confirm what is load bearing, and agree the sequence before anything is removed. We do not close linings until the plumbing and electrical trades have signed off on what is inside.

Most new home work starts with a set of drawings from an architect. We read them carefully, price the work, and flag anything that is going to cause problems on site or in the budget. That conversation happens at tender, not six months into construction.
We manage the site from consent through to code compliance certificate. We attend the weekly site meeting with the architect. We are the people who are there every day. If something changes on site, we call the architect before anything else moves.
Who leads the practice
Wallace Flatz founded W O Flatz Construction in 1993. Hunter Flatz joined the business and now leads it alongside Wallace. We run a small number of projects at a time and run them ourselves. Both principals are contactable directly throughout a project.
We are clean and tidy on site. This matters more than it might sound. Architects visit. Clients live nearby. A site that looks like it is being run well usually is.
